WELCOME.
Welcome to the third IN THE LOBBY newsletter giving you a snapshot of what we are doing & a few
thoughts on the present market.
NEW BUILD, REFURB OR REBRAND? Due to increasing construction costs & timing issues, the hotel groups continue to prefer the refurbishing & rebranding of existing hotel assets. This route ensures a quicker programme of works with the new hotels’ coming on line sooner and in turn accelerating brand expansion. Perhaps more importantly, the investors see a swifter entry to cash  ow & ultimately return on capital employed. As a result of this, the doors have now been opened to the mid tier and smaller contractors who specialise in the refurbishing & rebranding of hotel assets and we continue to work closely with these companies.
New build hotel developments obviously remain on the agenda and investors continue to have an appetite for leases and strategically located opportunities with both strong brands & quality management in place. Some developers & investors are beginning to see the advantages of a slightly higher risk pro le of a non-guaranteed income because with an established hotel management company in place pro ts can be improved through e ective asset management.
Consolidation will undoubtedly continue through 2016 and several new brands are already making noises in the market place. This is particularly relevant in the Serviced Apartment/Aparthotel sector, which is now becoming established as a serious investment option in the UK hospitality market.

BRIEF: O ce conversion to an 88-bed hotel PROJECT VALUE: £9.0m
CLIENT: Curo Property Funds LLP
Work is progressing well with this prime city centre hotel.
The new generation Hampton by Hilton bedrooms are now
being  tted out & the public areas are taking shape. Opening is scheduled for April 2016. Kew Green Hotels will be managing this hotel.
