Welcome to our first IN THE LOBBY newsletter giving you few market thoughts and a selection
of the hotels Zeal Projects are presently working on.
The cost of construction and fit out continues to rise which is having an impact on the amount of new development within the hospitality sector. We have seen several contracting businesses fold in the last 6 months and as a result, this not only increases the element of development risk for future investors & funders, it also reduces the number of established hotel construction companies in the market. Textbook economics dictates that if supply goes down and demand remains constant or rises, the cost will increase until it reaches a new market equilibrium. Lets hope we are nearly there!
Over the last decade we have become a lot more hotel brand conscious in the UK. We all have our favourites and the fastest growing brands in the mid and up-scale markets are the ones which allow
a reasonable amount of compromise on the specification, particularly key factors, such as the size of bedrooms, public areas & leisure facilities offered. Brand consistency is fundamental, and todays “WiFi” led market is looking for new designs now and as such we are seeing more brands entering the market. Office conversions are popular and we are going to see increased migration between brands over the next couple of years with owners shifting allegiance and re-branding hotel assets.
Quality, cost effective construction, clever interior design and fast, free Internet access are now fundamental requirements for all hotels in our ever increasing & changing market.
HAMPTON BY HILTON – GLASGOW.
The development of Hampton by Hilton hotels in
the UK is rapidly gathering pace and Zeal Projects is appointed as Project Manager, Quantity Surveyor & Interior Designer by SCOT Sheridan & Curo Property to manage this £9m, 7 storey, 88 bedroom project which is located in West Campbell Street in the centre of Glasgow. Opening is scheduled for Jan 2016.

OFFICE MOVE.
During the first week in March,
Zeal Projects relocated to new office space in Fitzrovia at 4 Devonshire Street, London W1W 5DT. Tim Wheeldon commented, “Fitzrovia is an ideal business location, and it is very handy for meeting clients.
This new office will also give us room for expansion in the future”.
